So I saw that data from some article that stated REITs had better returns than landlording. Plus, its passive! But having your own rental property, you get high leverage. Ok, so I want to leverage a REIT so I can get the best of both worlds. So for margin, the rate is too high for me to profit... I have robinhood, and it looks like it is about 6% interest rate on their margin plan (robinhood gold).
So thats not going to work out. How can I get a loan for 1-2% and use it to buy REITs? P2P loans? Any resources?
