Hey Everyone,

Excuse my inability to use Reddit properly, I'm extremely new, usually just browse the site, however I have an issue I'd really like to address and don't know where else to turn.

About me, I'm 31 years old, feel like I'm trapped in a low paying dead end job. Earn $36k a year, roughly $2200 a month. I have $0 outgoings other than socializing and small bills like car insurance and phone plan.

I have been frugally saving for years and currently have $22,000 and change in my savings account.

I've been more aware of finance and financial matters recently, have started taking an interest in financial news and it's glaringly obvious to me that I need to make what capital I have work for me if I ever intend to escape this 9-5 life.

I'm wondering if anyone would advise, (even if just generally what they would do in my situation considering the funds I have saved and my income) what you would do in terms of starting to invest.

I live at home with parents(recent development), however would like to buy my own property and move out.

I have a credit score of 780, with a perfect history for 10+ years, no missed payments ever. I'm sure I could get accepted for mortgages to buy investment properties as well as something to live in myself.

I'm wary right now that property prices are incredibly high (live near Tampa Florida) and am just incredibly anxious about dropping all my money into something.

Should I be diversifying or do I not have enough to worry about that?

Are stocks even an option with this kind of capital?

I was thinking of buying perhaps a home for myself, renting rooms out to cover the mortgage, and perhaps buying 2 condos or apartments as rental investements, hoping to leave myself $4/5k in cash as an emergency fund from my $22k savings.

Anyway, that's my trail of thought right now, any advise/guidance would be appreciated.

I'm wary to speak to a financial adviser, I don't feel like I have a lot of money and think they would see me as a waste of time.
