Assuming a property is occupied and can cover debt payments at max 70% LTV. Say 5 year fixed, balloon payment at the end.

Would people be interested if I would offer a way to lend money tied to an index like an average FHA 30 year mortgage rate + 1%?

Would you prefer to lend on a single property, or on a cross collateralized group of properties?

Where would be the right way to find potential investors interested in this?
