Wife and I have been trying to buy a house in a competitive market but keep losing to no inspection offers. There is a house that came up where the owners are going through a divorce. It was inspected fully in 2022 when they bought it and any issues were fixed (nothing major). The house is from the 90s and the roof if from 2008. The furnace and ac are both from 2022.
The asking price seems fair. Both my realtor and parents are saying this would be pretty safe to waive inspection on as it’s unlikely anything has rapidly changed since 2022.
