I have about $300k. I don’t own a home. I’m 54yo and single. I worry about security a lot and retiring.
I live in LA and can’t afford anything with that. So I was thinking maybe:

Buy townhome with very low HOA ($200 or less) or house outright in NC, OR or GA. Rent it out and I stay living in Los Angeles renting (friends here). Townhome feels less maintenance and more options.

Same option as #1 but live in the property 2 years. Possibly rent out a room for additional income. After two years saving put that into another property and rent it out?

Take a risk and get something out of my price range in Los Angeles and rent a room so I can save.
I worry about layoffs. Had 2 since 3/19. When I hit 62yo I want to be in a position where if I can’t find work due to my age in my field get office work but low overhead. I’m at crossroads in life no family left nor kids. Feeling anxiety about best investment options at my age.
