I just closed on my place in January and went through a program at First Republic that offered 30 year fixed mortgages at 3.75% (only available in certain neighborhoods). Part of the agreement of the low interest loan was that you had to move your banking relationship to First Republic. I am so thankful I only set up a direct deposit from each paycheck to cover my mortgage payment. I would have been very stressed if all my cash to pay bills was there, but I guess I would have moved it out already.
Overall, I'm very thankful I locked in at 3.75% and they covered $4k of closing costs. I would not have been able to afford my place at 6%++ rates.
