My landlord’s health is failing, but she has a couple years left so I have a little time to prepare. Here’s the issue. I make a small amount of money and I live in a high cost living area. I currently get a deal on my rent due to my personal relationship with my landlord. She’s like family to me. I can’t see how I could afford the rent in most places around me, even if I get my credit score up high enough, which I’m working on. I’ve avoided credit for most of my life due to my ex husband signing up for predatory cards and watching him bury himself further with them. I was paranoid about it, so my credit reports were all blank until this month, when I opened 2 credit cards to start building.

Credit, however, is the easiest thing for me to fix, considering I’m starting from a blank slate as opposed to bad credit. The more difficult thing to fix is the lack of affordable housing in the NYC area. I’m in Staten Island. I make about $44000 a year and I have two kids to support. I can’t move far out of the area, as a custody agreement with one of my exes would prevent that. It would be nice if I could, because I work remotely and can potentially take my pay to a lower cost of living area, but my ex would fight for custody of my daughter in that case.

One option I have available to me after I get my credit score up is an offer from my father to assist on a down payment for a home. He however is insisting on two family homes, which I’m a little terrified of. I don’t make enough money to cover a mortgage on a two family home should my renters stop paying their rent. Not even for a month. He wouldn’t allow me to live in the streets however, so I’m fairly sure he’d assist in security and what not for an apartment, and I’m trying to budget to save for that myself.

What are my options to prepare? Two years isn’t long enough to really head back to school, is it? Further, I’m not sure exactly how long I’d have. It could be sooner.
