I want to build a house on my land, as an investment, but I want to be strategic so as to get the most value for money. This is important because I need to have some equity for my deposit. I was wondering what criteria is used for valuations? If I understood this, it would be helpful to decide on my building options... Such as how many bedrooms should I have.. E.g hypothetically if 4th bedroom costs $20k extra to build, but only adds 18k to the value, then it wouldn't be worth it, and it would be better to just have 3...

Basically, I want to build a basic house, but then spend extra money on things that will add the most value, I just don't known what those things are.
