So I bought a house this week at a steal of a price. The previous owner had begun to gut it, but their health took a turn and he put it back on the market. It's already been gutted right down to the studs in most rooms, all utillities ripped out, all the fixtures like counters, sinks, etc removed. All that remains is a wicked looking old bath tub, some beautiful 19th century woodwork, and 6 beautiful sandstone fireplaces. I'm hoping to get it livable, but without taking on any debt. Plumbing, Electrical, insulation, heating, etc. Tax is basically nothing on this property and I have the time to wait for good deals on virtually everything I put in. I've even already found a hot water tank and a relatively new boiler for free!
I'm basically looking for ways I can save money on doing the "contractors are mandatory" type renovations. Boiler hookup, plumbing, electrical, etc. I'm relatively handy, but I've never taken on anything this ambitious before. Any good tips for cutting costs in renovations? For example, I read that you can 'rough in' a lot of your wiring before the electrician shows up to connect everything.
Have you guys found other ways to save on renos? I'd love to hear about them!
