Hello Reddit! My best friend and I are planning on moving out of our parents' houses this year. Instead if renting an apartment, I am fortunate enough to have the funds to buy my first home. I suggested that I invest in property and she can pay me rent and she agreed; that way I don't feel like I am throwing my money away when it is not necessary (personal opinion). Problem is, I am not sure what would be a fair amount to ask from her regarding additional costs. I do not want finances -- or anything for that matter-- to make us go in as best friends and come out as roommates.
The place I am looking at is about $3200/month including HOA fees. Before I found this place, we both talked about renting an apartment with a limit of $1200 pp/month, so I am sticking to my words and will keep her rent at $1200 + utilities while I pay the remaining since I was the one to decide to buy property instead.
Question is-- how should I split amenities costs such as furniture, decor, fridge, washing machine, TV, etc.. so that it would be fair?
