Throwaway because we're not publicly out as polyamorous.

My husband and I own a 3BR home, with an additional attached in-law apartment which we've been using as a guest room and occasional Airbnb. We're polyamorous, so we have additional romantic partners. My husband's girlfriend of 8 months is looking for a new place to live this spring after her lease expires. She's a wonderful girl, with a stable job, and we get along great. We honestly see no issue with her moving in with us, but we want to do it right and fairly to everyone.

I think we should have a formal lease, just to protect ourselves if something goes wrong, but my husband isn't sure. He makes the point that I didn't sign a lease when I moved in with him in his old house, but I feel this is different because this would give her her own space, not a shared one. I do expect her to be in our portion of the house a lot.

The going rate for a 1BR in our area is $600-800/mo. Our monthly mortgage + taxes + insurance is $1200 all-in. My husband makes $85k, I work part-time and bring in $15k, and his girlfriend makes around $40k. We have two children together and his girlfriend has no kids. We do not want to merge finances, at least not yet.

So how should we do this? How much should we charge? Has anyone faced a similar situation?
