In the U.S. So if everything appraises within our limit, we will be closing on a house before June. Place needs a new roof by the end of next year, already budgeting that. Mortgage is somewhere in the 910-920 a month range. We should be bringing in a combined income of 6k a month if I mathed right. I'm tired and over the stress of this right now so forgive me.

Now the issue. I think my husband's having anxiety of an empty house. He and his father swap stories of how they've gone to homes and there's nothing inside, the people are on the floor, etc. So I think he fears that a lot, despite everyone and me saying don't worry about furniture, that will come. We both agree that right away we will need a fridge, wifi, towels, lawnmower, table and chairs, edit: microwave and basic pots and pans. We differ at needing lights (not every room has a light and I'm not keen on just wandering around with a flashlight, but we'll see), washer & dryer, ac units, fans, sofa, dresser, night stands, shelves (I say we do not need this asap but he disagrees). I am not concerned with wooden furniture anyways. At the flea market and second hand shops we have found wooden furniture in very good condition for low prices. We can easily pick up a table and chairs that will last years of use. However, we're not afraid to spend more if whatever we're buying will last us decades. Fabric items will need to be new, no second hand fabrics. We've had too many personal anecdotes to feel comfortable with that.

 

So I do feel for my husband and want to compromise a bit. We will still wait and let the house breath, save our money, etc. but I want him to have his small comforts too.

So! When is the best time to get sales, coupons, are rebates on furniture still a thing? What are things/expenses to cut out on to save more money? I do plan to replace the bulbs with more energy efficient ones, but it's a pick your battles type of thing right now. I've been using ebates and have a nifty little browser helper that alerts me to the item being listed somewhere else at a cheaper price. But I've never owned a house before or had to furnish one, so I'm trying to figure out a realistic balance. Thanks in advance!

Edit: Currently live with parents. Own a bed, not much else!
