I bought/fixed up a home and recently sold while significantly profiting(equal to 8 years rent). I moved into a rental two weeks ago till housing inventory catches up with demand in my area(forecast is 1.5 years).
The building is typical Florida 1960's 2 story block construction with 6 units. My unit is on the 2nd floor and is a 600 sq ft 1br apt(kitchen, bathroom, living room, bedroom) there is no wash/dryer or dishwasher. Rental is priced $600/mo lower than average in the trendy neighborhood. From what I hear from other tenants, landlord doesn't charge much because he doesn't want to be bothered with minor maintenance or vacancy. He's a genuine good guy just doesn't want to be bothered(fine by me). Previous tenant paid roughly $120 for electrical monthly and kept AC at 74.
What I've done so far:
Installed LED bulbs-Free/Left Overs
Put up Blackout curtains-Free/Left Over
Smart Surge Protectors-Free/leftover
Insulation jacket for my hot water heater(strongly recommend)-$25
Set Hot Water Heater at 75% power and no change in performance-Free
Replaced dirty AC Air filter-Four for $25
1.5 GPM shower head-Not really about the cost but $28
What I'm going to do: If anyone doesn't think any task will pay off over 18 months let me know, why, and their experience.
Remove sealing, re-caulk, weather strip(windows,doors, ducts) - $8
14 foam gaskets for power outlets/light switches-$10
Motion detector switch in bathroom-$14
What else can I do?
The majority of heat will come in from ceiling/floor but I don't think there's much I can do.
