This is our first home. I want to know upfront what is wrong with the house so I had a general inspection, roof inspector, plumber to check main line, chimney inspector, and pest inspector come out. Chimney and pest inspector were covered by seller.
We love the house and it seems to have great bones. The house slab is in great shape, the lot and pool are in great shape. The kitchen has been remodeled and has 5 new windows. Everyone that sees this house says it's beautiful.
Two major issues: We found that the roof is 20 years old and has 0 life. There are damaged shingles and many shingles are down to the fiberglass. I was quoted 12k to replace the roof. The other main issue is the fireplace. It's an old rampart general that has cracks on both exterior and interior sections and it's unsafe to use because the fire can seep through the walls of the house. I was quoted 13.5k to replace the chimney.
I know this is a PF subreddit, But the reason I’m coming here is I want to know if it is feasible this could be worth buying. I'm paying at list price which is 570k and it's in Southern California in a great neighborhood. 1700 sq ft, 3 bedrooms & 2 baths, w/ a pool.
I'm trying to figure out how much I should ask for in credits. When we toured the house the seller did mention upfront that the roof and chimney need to be replaced. I have no intention of walking into the home if negotiation isn’t heavily in my favor. But would it be worth it from a personal finance side if I got this house with cash for the major repairs and how much is reasonable to ask for?
