Woke up this morning and hear the hot water tank dripping. See water coming out around the valve but not out of the valve itself. It is coming out in a steady stream. Is this as simple as just replacing the valve itself. I did pull the lever and very little sediment came out. The hot water tank is 12 years old. Thanks for any insight.
