I want to start a small parking lot (around 20 spots.) I live in Los Angeles and I'm not sure what would be the best way to approach this venture.

Is it worth getting and broker to do the leg work for me while I continue working my current freelancer job? Any advise about starting/running a parking lot greatly appreciated!
Brief background: I am a freelancer that has been doing well and been able to take care of myself without issues. Being the nature of the job, some months it goes really well, and some months it goes too slow. The uncertainty doesn't bother me, but I am planning to start a family and its looking like I will also have to take care of my parents sooner rather than later. I want to have a constant, monthly income to be able to take care of my family without having to worry about their month's expenses and allowing me to keep my current job.
TL;DR: Happy freelancer, wants steady income for expenses for future family. Any advise about starting/running a parking lot greatly appreciated! If there is any other business you see fits the bill instead of a parking lot, I'm all ears!
