I'm 20 years old and in college away from home in Virginia, I moved away 2 years ago from Florida. Last year in May, my mom was diagnosed with Stage 4 breast cancer but it was treated and the outlook was promising. 4 weeks ago they found it had spread to her brain, she's going through radiation but if it doesn't work she has 1-3 months. Now, I know miracles happen, but I'm getting prepared.

Affairs Situation:

Today I spoke with an attorney with my mother and we are having POE, financial will, Durable POE, living will, Health Surrogate Doc, and HIPAA Medical release forms drafted, they will be ready by Monday. I also have spoken with her financial advisors as she has a Roth IRA, a regular IRA, as well as an Individual Brokerage. I got all the forms needed to add me as a 3rd part to the account as well as transfer of death forms so the assets go directly into my name when she passes to avoid having them appear on the will. Can anyone give me any more advice on what to obtain or do? I know we owe 140 on our home, but I live in Florida so upon her death the house will automatically go to him. She also has life insurance policy of about 200k, splitting it 50/50 between myself and my stepdad.

Also, having family help is not an option, so I'm going to be doiung everything on my own.
